When do I sell my house to get the best price
During the winter months, there are not many properties for buyers to choose from on the market. This could effectively help you to get a better sale price.
Arguably, most people do not look to buy or sell during the winter months, however, there are some people that do.
Of course, there is always the strong possibility that you won’t find a buyer straight away, but ultimately if you need to move now and you want to get the best possible price for your property, there is no reason why you shouldn’t place it on the market now to see if you can find a buyer.
There are some people who may be in the same position as you and need to move, so why not give it a go and see what happens. You always have the option of taking it off the market after a few months if you don’t get any viewings and re-listing it later on.
Many properties can stay on the market for quite some time before they are sold at any time of year. The length of time a property on the market does not always put off buyers. Our current property was on the market for a good year before we bought it and that did not put us off at all.
Buyers and sellers pull out of chains all the time so at times this cannot be helped.
If you have a good Estate Agent, they will advise a buyer that the seller listed the property during the winter months which would explain the length of time that the property has been on the market for.
We believe any time of the year is a good time to sell if you need to. Depending on your circumstances, you may not have a choice so you may as well try to sell it instead of waiting it out.
During the Winter:
Winter can be a difficult time to sell a property, particularly in the lead up to Christmas. However, there are people out there right looking for a property in the hope to move before Christmas so don’t lose hope if you are currently selling your property right now.
During the Spring:
This has always been a great time to sell. The weather is brighter, your property will be flooded with light and if you have an outside space your lawn and plants/hedges will look greener and more vibrant.
During the Summer
Still a good time, however during July and Autumn families may be more geared towards holidays and spending days in the sunshine than to viewings.
During the Autumn
